The ceiling is the only surface in your house that fully surrounds you; walls stop where doors & windows are located; floors end wherever your furniture ends. While many people spend time thinking about everything else in their home, few people think about anything other than paint color when it comes to the ceiling. That’s why a false ceiling can be so effective when done correctly, a false ceiling will pull the entire room together.

When poorly done, however, a false ceiling can make a room appear smaller, weigh more heavily on the visual aspect of the space, and also cost significantly more money to repair/replace than simply leaving the original ceiling as-is.

This Guide is about getting it right.

False Ceilings Have Become Very Common in Dhaka

Just ten years ago, false ceilings were considered an exclusive amenity found mainly in high-end Gulshan/Banani apartments.

In today’s market place, false ceilings have become a standard feature throughout Bashundhara, Mirpur/Rampura, Uttara and just about every area of the city. What contributed to this widespread adoption?

Bangladesh raised electricity prices. An exposed concrete slab (ceiling) absorbs and releases its absorbed heat long after sunset. A false ceiling provides a layer of insulation that separates these two surfaces from one another providing an average reduction of 3-5 degrees Fahrenheit in temperature within a given room.

With electricity costing approximately 12 to 16 per unit and AC units operating anywhere from six to eight hours per day during peak usage in the middle of July in Bangladesh, there is little doubt that using less energy will have a positive impact on monthly bills.

Apartment spaces became cluttered over the ceiling line. Modern apartments contain electrical conduit runs, AC refrigerant lines, internet cable runs, water piping runs and various structural dowel runs all of which run through the space directly below the ceiling.

There are two options to consider here either expose them to view or enclose them behind some sort of plastic casing channel that will both appear unattractive and attract dust. A false ceiling allows you to hide all of these items from view.

Expectations regarding lighting have been altered. Hanging light fixtures placed centrally in the ceiling of a room is becoming increasingly rare in modern Bangladeshi urban homes. Homeowners desire recessed down lights, LED cove lighting and dimmer controls. However none of those features would be possible without installing a false ceiling first.

Put aside the Instagram images for a minute. The ideal false ceiling design ultimately depends upon your room dimensions, the height of your slab and how much money you plan to spend. Below is what each design option really means:

Gypsum Board

As the current go-to product for false ceilings in Bangladesh and for good reason gypsum board is calcium sulfate embedded between thick layers of paper. Gypsum board is very easy to cut into clean shapes, easily attached to metal framing systems and once finished looks like painted plaster.

Gypsum boards have no seams, no joints and no panel lines when installed correctly. Gypsum board is also shaped well flat ceilings, multiple levels, tray-shaped ceilings, curved edge lines gypsum board does it all. Additionally, gypsum board is fire-resistant especially important when working with multi-unit residential construction projects.

Please note one thing about gypsum board and water they don’t mix well. Regular gypsum absorbs moisture quickly.

If your home is situated on the uppermost level of your building or if your building has experienced previous leaks from the roof, please consider purchasing moisture-resistant gypsum board instead. Moisture-resistant gypsum board is slightly more expensive but it is definitely worth it.

PVC Panel Ceiling

While a less aesthetically pleasing option than gypsum, PVC is completely impervious to moisture. No amount of steam, oil vapors, or splashy water will get past it.

In bathrooms and kitchens, PVC is the best solution. We’ve removed many a kitchen ceiling made of gypsum after homeowner installed them in an attempt to “match” the rest of their unit. Within 2-3 years the constant steam generated by daily cooking will stain and soften the gypsum. PVCs will last forever in these areas.

Suitable for use: Kitchen, Bathroom, Utility Rooms, Covered Verandah.

POP (Plaster of Paris)

Originally used as a false ceiling material in Bangladesh. POP is a liquid paste that can be molded into curved lines, poured into decorative molds, and layered to create unique architectural elements such as plaster cornice that gypsum board cannot replicate. POP is ideal for creating classic aesthetic appeal, decorating traditional homes, and adding decorative ceiling focal points.

However, POP does present some drawbacks. POP requires more time to dry between applications. Also, POP is more brittle than gypsum board – hairline fractures can appear overtime, particularly if there is road noise or construction near the building.

Suitable for use: Border work; Ceiling Medallion; Traditional Home Interior Design; Decorative Centerpiece.

Wooden Panel (Decorative Accent)

A total ceiling system using wood is not practical in Bangladesh due to high maintenance costs. However, using wooden panels in accent fashion above a dining table or along one wall of a master bedroom can add a warmth that no other type of material can.

Combining the wooden panel accent with a pendant light or a recessed spot above the panel will create a dramatic display.
Prior to installing wooden panel accents in your ceiling, termite protection must be applied to each piece.

It should also be repolished every three to four years to keep it looking new.

Living Room

If you are willing to spend money, consider investing in your living room false ceiling. The false ceiling of your living room sets the tone for your entire house.

The current trend among Bangladeshi apartment dwellers in Dhaka is a two-tiered tray design with cove lighting around the interior edge of the tray. It provides depth without heavy visual load and creates a warm ambiance through the LED lighting of the cove during the night hours.

The critical factor here is the drop height. In a typical Dhaka apartment with a slab height ranging from 9.5 to 10 feet, dropping the ceiling anywhere between 8 and 10 inches will provide ample clearance to fit the tray design within the room height. Dropping it greater than 12 inches will give you a sense of compression in your living space.

Bedroom

Conversely, take the complete opposite approach of your living room. Simple and understated design choices are generally preferred in bedrooms versus elaborate designs. Gypsum ceilings with recessed downlighting and a central ceiling fan fixture are suitable for most bedrooms. Complex multi-layered false ceiling designs in bedrooms tend to appear cluttered when viewed horizontally while you lie in bed – which is certainly not what you desire.

For master bedrooms, you may opt for a tray ceiling with hidden cove lighting to provide soft ambient lighting without having multiple layers visually competing. Use warm color temperature LEDs (3000K) rather than cool white LEDs. The difference in perceived atmosphere in your room is noticeable.

Kitchen

Only PVC panels should be used in kitchens. Every time. Without exception. Clients who wish to install gypsum in their kitchen ceiling to maintain continuity throughout their apartment are always explained that the method of cooking in Bangladesh produces oil vapor and steam that ultimately weakens gypsum beyond its ability to withstand such conditions over time.

PVC panels are fully waterproof and easy to clean. Save your kitchen ceiling budget for effective task lighting instead.

Bathroom

As is true with kitchens, only PVC panels should be used in bathrooms. Humidity created by poor ventilation in small bathrooms contributes to long-term damage to gypsum far quicker than PVC panels.

A simple white PVC panel ceiling in a small bathroom will endure longer than any gypsum panel could possibly hope to achieve.

Ceiling Design For 2026

Cove lighting is no longer a premium offering; it’s the new minimum in ceiling design for Bangladeshi living rooms. When you’re ready to begin renovating in 2026, make sure you factor in Cove lighting from the beginning.

Warm light temperatures are taking over. Homeowners today choose warm LED lights ranging from 3000K to 3500K. Cool White 6500K was once ubiquitous, however, people have discovered that it creates harsh environments and removes warmth from all surfaces and objects within those spaces.
Ceiling design will include geometric elements in 2026.

Flat surface detail features such as hexagonal or square recessed gypsum panels with internal LED lighting are increasing in high end residential developments. These features create additional interest without the drama of dropped ceilings.

Accent wooden sections around dining tables are increasingly popular in mid range renovation projects. A portion of a wooden ceiling panel above a dining table in combination with a pendant light has transitioned from being a luxury item to something affordable and accessible in the past two years.

What To Expect – Common Mistakes Made By Many

Overlooking the slab inspection. Money spent on a false ceiling covering a damaged roof slab is lost. Inspect the concrete above any boards before installing them. Any indication of moisture, staining or water damage should be addressed prior to installing any boards. This is done on each and every one of our projects before construction begins.

Installing ceilings too low. Some contractors rush through the process of creating visual interest by dropping ceilings lower than necessary.

For example, if a homeowner installs a false ceiling 18 inches below their existing 9-foot-high slab in an apartment, there will only be 7.5 feet of vertical clearance remaining. This will result in a noticeable feeling of claustrophobia, particularly when entering/exiting doorways and navigating tight hallways.

Selecting the contractor before designing the ceiling. To achieve a well-designed ceiling based upon your space dimensions, existing electrical setup, and desired lighting system, you need to hire a contractor who truly understands these factors.

Selecting a contractor solely based upon cost may lead to the designer developing the ceiling on-site at the time of installation rather than conducting actual planning.

Q: What would be considered the ideal false ceiling design for a small apartment in Bangladesh?

A: For small apartments single level gypsum with recessed downlighting along with perimeter led cove lighting will provide the most effective solution. Be careful to limit the drop of the ceiling to 8 to 10 inches maximum. Do not consider multi-level designs in rooms less than 100 sq ft because they will decrease perceived height while not providing meaningful visual interest.

Q: What is the difference between gypsum and POP false ceilings?

A: Pre-fabricated gypsum comes as a flat panel attached to a metal frame – easier to install, provides consistent finish and suitable for standard flat and tray ceilings. Wet-applied POP can take shape into many forms – ideal for decorative molding, trim work, etc…and curved section shapes. Most contemporary apartments throughout Bangladesh feature gypsum for the majority of the ceiling with POP used for decorative molding and trim work.

Q: Is false ceiling installation messy? Am I able to remain at my residence during construction?

A: During the installation process of a false ceiling gypsum dust is created due to the cutting and sanding processes involved, along with the power tools required for the installation process. Due to the potential mess generated by power tools most clients protect their furniture with protective sheeting and vacate their respective rooms until the work in progress is completed.
Typically a single room can take anywhere from three to five business days to complete. Depending on the complexity of design, completing multiple rooms within an entire dwelling can typically take fifteen to twenty consecutive business days.

Q: Is a false ceiling able to effectively reduce noise between floors in Bangladesh?

A: An installed false ceiling that includes an insulation product within the space of the gap will provide some degree of attenuation for airborne sound originating from directly overhead. However, this type of construction has no effect on reducing the transmission of impact generated by footfalls or dropped items etc. That occurs via vibrations along the structural frame of the building (the concrete).
For effective reduction of the overall amount of noise (airborne & impact), additional Acoustic Treatment would be needed in addition to installing a false ceiling.
